THE PURCHASE

Six steps, no surprises at the end.

This is a customer journey, not our internal process. Each step has a deadline, an amount and a document that you receive.

Tour

Live in the sales office in Šušnje or via video call if you are outside of Montenegro. We also show the delivered apartment from Phase 1, not just the renderings.

Reservation

The apartment is reserved with a payment of €2,000 and is held for 14 days. If you cancel within that period, the amount is returned in full.

Preliminary contract with a notary

It is signed by a notary public in Bar. The pre-contract includes a payment of 30% of the price. The pre-contract is entered in the cadastre as a record.

Installments throughout construction

The remaining 70% is paid in three installments related to the phases of the works: construction, facade and carpentry, finishing works. Each installment is paid only when the phase is completed.

Handover

Record of handover, keys, energy passport and use permit. The construction and installation warranty starts on that day.

Cadester registration

Transferring ownership to your name. We conduct the procedure and follow it up to the real estate deed — we do not just leave you handle the municipal admin work alone.

For foreign customers

Yes, a foreigner can buy an apartment.

No restrictions, no intermediary company and no residence permit. A passport and a Montenegrin tax number are required, which can be obtained on the same day. The ownership is registered in your name in the cadastre, as well as for a domestic buyer.

You don't have to come until you get the key.

Tour by video call, signature through a power of attorney certified and apostilled in your country, payment by bank transfer. You choose the lawyer — we can suggest two in Bar for English and Russian speakers.

Frequently asked questions

The eight questions we are most often asked on the phone, answered here so you don't have to call.

  • Yes. Natural persons, foreign citizens, can buy apartments and business premises in Montenegro without restrictions and register as owners in the cadastre. There are restrictions on agricultural and forest land, which do not apply to the apartment. You only need a passport and a Montenegrin tax number (TIN), which you will receive on the same day.

  • You can. We do the tour by video call, and the purchase through a power of attorney certified by a notary in your country and apostilled. The lawyer you choose signs for you. Payments are made by bank transfer to the investor's account.

  • The first sale of a new building is a transaction with VAT, which is already included in the price you see — the 3% real estate sales tax is not paid on it. There are notary fees and the fee for registration in the cadastre, a total of several hundred euros. The annual real estate tax in Bar ranges from 0.25% to 1% of the cadastral value. The exact amounts are confirmed by a notary before signing.

  • Apartments on the first floor and above receive a garage space in the price. For the ground floor, a garage space can be purchased additionally at a price of €8,000, or an outdoor parking space within the complex can be used. Storage in the basement is purchased separately.

  • The project has been bank verified and the apartments can be loaned from Montenegrin banks. Non-residents can get a housing loan with a higher down payment. The specific conditions are given by the bank — we provide you with the documentation about the facility that they need.

  • The delivery deadline is a contractual obligation, not an estimate. The contract stipulates a penalty provision in favor of the buyer for each month of delay. Phase 1 was delivered on time and it can be verified by the people who live there.

  • Up to the stage of partition walls — yes. Joining two apartments, moving a partition or changing the position of the kitchen are feasible if they are agreed on in time. After the installation is complete, changes are charged separately.

  • It is handed over ready-to-move-in, but not furnished: floors, ceramics, sanitary ware, doors, carpentry and installations are ready. Kitchen elements and furniture are not included. For buyers who rent, we offer a package of equipment through partners.
